When water is coming through the ceiling, the useful question is not "who opens at eight", it is "who answers now". We do. Around the clock across Coogee, a licensed plumber picks up, talks you through making it safe, and gets a crew moving.
Here is the test we give callers: is it spreading? Water spreading through a ceiling, waste rising in a floor drain, gas reaching more of the house: spreading problems are emergencies, because every hour of waiting is added to the repair bill. The other half of the job happens before we arrive. Whoever answers your call talks you through the shut-off that stops the damage, the meter valve for water, the cylinder valve for a failing tank, evacuation and 131 909 for gas, so by the time the van reaches Coogee, Randwick, Clovelly, Maroubra or anywhere across the Eastern Suburbs, the situation is stable and the repair can start instead of the triage.
Ground close to the water holds more of it, sits lower, and moves more than ground further up. Over decades that shows up in the drainage as joints that have opened slightly, falls that have flattened, and lines that silt where they once ran clean.

Old pipe is not automatically bad pipe. But when a heritage-era line fails once, it is worth knowing whether you have had one bad joint or a tired run. The slowest part of an apartment emergency is often not the plumbing, it is the door. Fob access, a basement that needs a resident to open it, a car park with no after-hours entry: any of those can add half an hour while water is still running.
Coogee’s many blocks of units share sewer and stormwater lines, so blockages need a camera to diagnose and the right access to clear.
Two things worth doing before you ever need them: find your lot's isolation valve, usually in the laundry or a hallway cupboard, and save the building manager's after-hours number in your phone. Both take five minutes on a calm evening and both save real time on a bad one.
A yard that floods in every serious downpour is a different problem from one that flooded once in a freak storm. The first is a blocked or undersized line and it will keep happening; the second is weather.
Telling them apart takes a camera on a dry day, not a guess in the rain. If it has happened twice, book the inspection between storms, clearing a surcharging pit at the height of it costs more and tells you less.
Two separate systems run under most properties around Coogee: stormwater, which takes rain from roofs and yards, and sewer, which takes everything from inside the house. They are not supposed to meet.
Coogee is a vibrant beachside suburb (postcode 2034) of golden sand and coastal cliffs, bordering Randwick, Clovelly and Maroubra. A mix of older homes and busy apartment blocks near the water means blocked drains are common, and we know Coogee’s pipes well.
When they do, an illegal connection, a cracked line, a surcharging pit finding its way into the wrong pipe, heavy rain overwhelms a system never built for it, and the symptoms appear indoors. Working out which system has actually failed is the first thing we do, because the repair, the cost and who is responsible all follow from it.
In a block, a single blockage low in the stack shows itself in whichever apartment sits lowest, which is frequently not the apartment that caused it. If your ground-floor shower is backing up when the neighbours run water, the line is telling you the problem is downstream of all of you.
That is worth knowing before anybody starts apportioning blame or cost. A camera up the stack settles it in twenty minutes, and the footage is what the strata manager needs to act on rather than a description of what somebody saw.
Before anything else, work out whether the failure sits inside your lot or on common property, because that decides who authorises the work and who is billed. As a rule of thumb: a fixture, a tap or pipework serving only your apartment is usually yours; a stack, a shared sewer line or a stormwater pit serving the building is usually the owners corporation's.
If it is after hours and the building manager is unreachable, we attend, make it safe, and write the report so it names the line and the lot. That report is what settles the invoice question later, and it is far easier to produce on the night than to reconstruct a fortnight afterwards.
